MaineHealth Waldoboro Medical Office Building

In 2024, through a competitive RFP process, MaineHealth selected JF Scott Construction as Construction Manager at Risk for a new Medical Office Building in Waldoboro, Maine.  Preconstruction and demolition followed a parallel track, as design and budget development occurred simultaneously with abatement and demolition of the existing structures on the project’s two parcels on Depot St.

Over the course of the next 5 months, the budget was trimmed by nearly 25% through a collaborative design development process between MaineHealth, JF Scott, and the design team of WBRC and Sebago Technics.  Several changes to the building’s shape and construction details, along with the extent of sitework, and the development of easily distinguishable bid-alternates got the project where it needed to be in order to proceed to bidding. The result was the perfect balance of scope to budget.

Ground was broken in summer of 2025, with occupancy tracking for spring of 2026.
